Many insurance practitioners see builders risk exposures as just another property exposure. In some cases they are correct, but in other areas the exposures are unique and offer many challenges. The Fundamental Differences The fundamental difference with property and a builders risk is that the building is not complete. While this sound simple, the real meaning is that fundamental property controls have not been installed. Fire separation, interior compartments, floor ceiling separations, fire doors and fire walls may be in the future of the project, but they are not in place. The fire service describes a framed up building to be a “vertical lumberyard”. Fire spread can be too fast for the fire department to gain the upper hand in the building of origin. Fire While fire is the leading severity issue for builders risk projects, theft is the leading frequency type of loss. Building materials are easily sold and often have no identifying serial numbers or identification. Metal thefts that bring a few dollars at a scrap yard do thousands of dollars of damage at the job site. Having a security program that controls access, documents activity and alerts authorities to suspicious activity all contribute to the project being well guard against loss. Low cost solutions such as site lighting, pre planning with local police and a good neighbor policy can all be used to combat theft. Adding a wireless alarm system can be the next level of security.
